Before a home is placed on the market, there are many preparatory steps to take. One of these steps is making sure that there are no pre-existing damages that could deter potential buyers. One type of damage, caused by water, can be present in several different forms.
Heavy snows can cause damage in several ways. Externally, shingles can be damaged by ice dams, and these, in turn, can create even more damage to a home. When ice dams form, they can force water to leak into the attic. This type of water entry has been known to compress insulation, rendering it useless. Water can spread further, as well.
Ceilings can show signs of water damage by becoming discolored and stained, or by warping, bubbling, or exhibiting peeling paint. This is also true of walls, particularly under windows that have a degraded seal around the frame or which have been left open during rainstorms.
The sides of a room can be water damage when flooding happens, or when an area is continually exposed to water splashing on it. This is particularly relevant in kitchens and bathrooms. When water is in constant supply, mold damage can also be present.
Different flooring types react to water differently. Linoleum can come unglued and form bubbles underneath. These are highly visible when lighting hits them in a reflective manner. Wood floors can warp, splinter, crack, and also lose their finishes, becoming a jumbled, discolored mess that is dangerous to walk across. The same applies to wooden staircases, even if they are covered in carpeting.
Bricks that are exposed to the elements on the exterior areas of your home, such as the chimney, can become waterlogged over time. Having a white residue can signal that a chimney is leaching salts, and slowly disintegrating. Part of this is also due to the heat produced by a fireplace with a creosote buildup that should also be attended to and cleaned.
Concrete, as hard as it is, can also be damaged by water if it freezes inside the concrete. Ice is more dense that water and can penetrate into the smallest of spaces, expanding them as the temperature drops. Concrete can be found in walkways, foundations, border areas, and other locations throughout a property.
When listing a home, any damage can significantly reduce the selling price. Many times, buyers are asked to include additional terms in the contract to protect buyers from potential problems related to existing damage found within a home.
